Rosenberg Associates has worked closely with the developers of Sun River St. George since the project’s beginnings in planning a dynamic new community offering a diversity of recreational amenities and design characteristics specifically suited to a mature population. The 607-acre planned development includes an 18-hole golf course and an extensive multi-use clubhouse/community center, residential town homes, commercial development, and parks and open space. The project is located at the confluence of the Virgin River and Atkinville Wash, approximately 3 miles from adjacent areas. The location of the project presented significant challenges in providing adequate infrastructure, specifically road access and utilities. Major arterial streets were designed and constructed to access the project. A major sewer trunkline and lift station, which will eventually serve the southern 1/3 of St. George, was needed. Extensive coordination was required with the City of St. George Public Works and Utility Departments to facilitate project approval and construction of the needed infrastructure. The project is located adjacent to an existing wetland and riparian area, which resulted in designation of open space preserve within the project. Being specifically a retirement community, design standards were implemented to provide easy access to the homes and to develop a pedestrian friendly community.
Rosenberg Associates has provided services on the project including land use planning, subdivision layout, drainage studies, geotechnical investigations, Phase I ESAs, civil engineering design, and boundary and construction survey.
